Rutledge Village (current) 
Charleston, SC

Rutledge Village is an urban infill project situated in downtown Charleston. The original historic site encompassed four separate dwellings, including a small Freedman's Cottage, a historic art gallery, and two storage buildings. Given the parcel's location within Downtown Charleston's Historic District, Next Vision has diligently collaborated with the Charleston Board of Architectural Review (BAR), The Preservation Society of Charleston, and The Historic Charleston Foundation. We have developed a comprehensive plan to revitalize this property while preserving its timeless Charleston charm.

The project's scope entails the restoration of the historic cottage, accompanied by the addition of a two-story, approximately 1800-square-foot extension at the rear. Additionally, we will reinvigorate the Art Gallery by refinishing its facade and expanding its square footage, transforming it into a functional retail space that will once again contribute to the neighborhood's vibrancy.

The overarching objective of this project has been to cultivate a village-like ambiance, where all three elements, both old and new, coexist harmoniously on the property.

Lee and Nassau(current)
Charleston, SC 

Lee and Nassau Street is an urban infill project in which Next Vision Development Services has played a pivotal role, serving as a broker, financier, and the designated developer. This development encompasses two separate parcels. As a unified entity, the site comprises an erstwhile candy store, once a neighborhood watering hole, and two historic homes. The preservation and rehabilitation of both historic homes are integral to the project's vision. One of these homes will be relocated on-site, becoming an integral part of a new commercial structure situated at the corner of Lee Street. By relocating this home we pave the way for the construction of a new 2.5-story single-family residence in the rear of the Nassau Street parcel.

 

The completed project will comprise two residential dwellings and a two-story commercial building. The primary objective of this development is the renaissance of a long-neglected property, revitalizing the Eastside of Charleston and transforming it into a functional asset. We are working in close collaboration with the City of Charleston, placing a strong emphasis on superior urban planning to ensure an end result that benefits both the residents and visitors of Charleston.

Creekside Estates (current)
Johns Island, SC 

Creekside Estates is an exciting raw land development project located in Johns Island, South Carolina. This sprawling 11-acre parcel of land is adorned with lush woodlands and is situated along Church Creek, offering uninterrupted and picturesque water views. The development is envisioned to encompass ten estate-style homes, each graciously placed on 1+ acre lots, ensuring a sense of spaciousness and privacy.

One of the standout features of this community will be the inclusion of a shared community dock that extends into Church Creek, providing direct access to the water for homeowners. The common areas surrounding this facility will serve as hubs for residents to savor a waterfront lifestyle, complete with opportunities for activities like fishing, kayaking, boating, and enjoying breathtaking sunsets.

Fort Hester (current)
Charleston, SC 

Fort Hester represents our most recent renovation project, where we've collaborated closely with our clients to revive a once-abandoned home dating back to the 1930s. The scope of this project entails a comprehensive, down-to-the-studs renovation of the original structure, alongside the addition of approximately 1000 square feet at the rear.

 

Our clients have introduced distinctive and innovative concepts to this project, all of which we are diligently implementing. Notably, these include the incorporation of a 600-square-foot pool on the south side of the property. This renovation project reflects our commitment to breathing new life into historical homes and making our clients' visions a reality.

190 St. Philip Street 
Charleston, SC 

This was a  unique renovation of. a historic building. At one point during its history this building was the home of an  old grocery store, owned by a Russian Jewish immigrant  Robert Kahn. Kahn owned the held the property from 1948 through the 1950s. A fascinating photograph from around 1973 provides a glimpse into the property's past.

111 Nassau Street 
Charleston, SC 

Next Vision played a pivotal role in the acquisition and subsequent sale of this property, provided essential funding, and took on the role of the general contractor for the renovation. This comprehensive real estate solution was tailored to meet the specific needs of our valued client.

The renovation posed unique challenges, given that it involved a 1920's solid concrete home, presenting several intriguing obstacles. However, we are delighted to report that both our investor client and the new homeowners were extremely pleased with the final result. It is a testament to our commitment to delivering successful outcomes and exceeding expectations.

10 Woolfe Street 
Charleston, SC 

Upon its purchase, 10 Woolfe Street stood as a single-family residence, originally constructed in 1852 as two distinct Classic Charleston Single-style homes. However, at some point during the early 1900s, these two homes, 8 Woolfe Street and 10 Woolfe Street, were haphazardly combined, resulting in poor construction practices. At a certain juncture in its 172-year history, the property even functioned as a quadplex.

In light of this historical context, and after navigating the Charleston Board of Zoning Appeals process, we secured permission to restore this property to its original status as two separate homes.
